Choose the right visit
A roof inspection and a roof estimate answer different questions.
Understand the difference between a paid roof condition inspection and a free repair or replacement estimate before choosing the right visit.
A paid roof condition inspection documents visible roof conditions and delivers a defined report. A free estimate is usually a sales visit intended to price repair or replacement work. Choose based on whether you need documentation and clarity or are already ready to price a project.
Choose a paid inspection when you need a documented answer.
- You want a written condition report for your records.
- You are buying, selling, planning, or investigating a concern.
- You need photographs tied to specific observations.
- You want to understand whether maintenance, monitoring, repair, or replacement is the sensible next step.
Choose an estimate when the work is already defined.
- You already know the repair or replacement you want priced.
- You primarily need scope, material, schedule, and cost.
- You do not need a separate condition report or inspection deliverable.
Commercial interest should be disclosed.
GenRoof is part of a construction company that may be able to quote repair or replacement work. The paid inspection is a separate service. Any later proposal is optional. Customers should not describe the service as independent if the same company may later offer work.
Questions to ask any provider.
- What exact document will I receive?
- Who performs or reviews the inspection?
- Which areas are included and excluded?
- Are photos labeled and connected to findings?
- Will a repair proposal be separate?
- Is insurer, lender, buyer, or municipal acceptance guaranteed? The honest answer should be no.
