Manual review
Some properties need a person before a price can be accepted.
Manual review protects the customer from a bad automated match. It may apply when imagery is unavailable or obstructed, the address contains multiple buildings, roof geometry is unusually complex, or the submitted property details do not match the available data.
Multiple structures
Guest houses, detached garages, additions, and multifamily buildings need their scope confirmed.
Access or safety
Roof height, pitch, material, condition, weather, and access can change what can be safely inspected.

How is the inspection price calculated?
The base price is determined by satellite-estimated roof area. A two-story property adds $50. Roof complexity, extra structures, unclear imagery, or unusual access may require manual review before an appointment is accepted.
Can the price change after I request an appointment?
GenRoof will not charge more than the amount you accepted without explaining the reason and getting your approval. If the property details are materially different, the appointment can be reviewed before any additional charge.
Is the inspection fee credited toward repairs?
The inspection is a separate professional service with its own report. Any repair or replacement proposal is optional. Whether a credit is offered must be stated in writing for that proposal.
Are detached garages or other structures included?
The standard price covers the primary residential roof shown during the address check. Detached or additional structures must be identified and may require separate review.
What happens if satellite data is unavailable?
The property can be routed for manual review. No charge should be completed until GenRoof confirms the property, scope, and price.
Are taxes or processing fees added?
The live checkout will show the complete amount before payment. No unlisted surcharge should be added after acceptance without customer approval.
